Balfour Beatty Communities enters Tampa market with 208-unit multifamily property acquisition

Balfour Beatty Communities announced that it has expanded its Florida portfolio with the purchase of Providence at Zephyr Ridge located in the fast-growing Tampa submarket of Zephyrhills, FL. The Company acquired the property as part of a joint venture with Houston-based real estate firm, Apex One Investment Partners.

The community—which will be rebranded as Preserve at Zephyr Ridge—is comprised of 13 residential buildings that span more than 12 acres located at 35940 Inspiration Drive.  A variety of retail, entertainment and restaurant options are easily accessible in the Zephyrhills area, in addition to major healthcare providers including the Florida Hospital System. 

The property is comprised of 208-units in a variety of one-, two- and three-bedroom floor plans averaging 1,023 square feet. Apartment features that are offered include large walk-in closets, modern fixtures, master suites and fully-equipped kitchens. Several community amenities including a sparkling pool with outdoor kitchen and screened-in lanai, playground, fitness center and clubhouse with business center.

Balfour Beatty Communities (BBC) is pleased to announce that it recently completed $3 million in exterior renovations and is executing the interior renovation phase at Nesbit Palisades, a 437-unit apartment community in Atlanta’s busy Holcomb Bridge Corridor. Exterior enhancements include full exterior painting, French doors leading to balconies or patios, energy efficient windows, LED lighting and reconstructed sunrooms. Interior renovations include such enhancements as new quartz kitchen counters, tile backsplashes and cabinetry, new kitchen appliances, new carpeting and vinyl plank flooring which constitute some of the amenities most important to residents. 

“I’m proud to note we are at a 96% occupancy rate,” says Chris Williams, president, Balfour Beatty Communities. “The recently completed renovations have helped Nesbit Palisades become one of the more desirable communities in Atlanta’s North Fulton area. Thanks to a dedicated team, we were able to finish the extensive exterior renovation three months ahead of schedule.”

Located at 8520 South Holcomb Bridge Way, Alpharetta, GA, the community sits on 36.4 acres in close proximity to GA 400, I-285 and Highway 141. Balfour Beatty Communities demonstrates continued growth, ranks 13th on NMHC’s 2018 Top 50 Apartment Owners List

Balfour Beatty Communities’ efforts to achieve steady growth through strategic acquisitions in both the multifamily and student housing markets have resulted in  the Company’s rise on the National Multifamily Housing Council (NMHC) Top 50 Apartment Owners list to 13th largest apartment owner in the US for 2017. 

“Since Balfour Beatty Communities first appeared on NMHC’s Top Owners list in 2013, we’ve steadily advanced 22 spots to our current position among the multifamily industry’s leaders,” said Chris Williams, president of Balfour Beatty Communities. “We fully expect to see our upward trajectory continue in 2018 with two acquisitions already closed during the first quarter and several more in our pipeline.”

Balfour Beatty Communities has also advanced on NMHC’s Top 50 Apartment Managers list, reaching the 22nd spot for 2017, up two positions from last year’s ranking. The Company’s portfolio of managed units increased to more than 52,500 units in 2017. 

“Strong underlying demand and investment performance metrics continue to buoy the market,” said Mark Obrinsky, NMHC’s Senior Vice President of Research and Chief Economist. “While there may have been some signs of deceleration and market leaders have shifted strategies, the industry’s fundamentals remain robust.”

NMHC partners with Kingsley Associates, a leading real estate research and consulting firm, to conduct the research and analysis for the NMHC 50. All apartment owners, managers, developers, builders and syndicators are invited to answer a survey questionnaire that asks about their prior year’s activities. Apartment owners, managers and syndicators are ranked based on their portfolio holdings (either owned, managed or syndicated) as of January 1, 2018, while developers and builders are ranked based on the number of apartment units started in 2017.

Balfour Beatty Communities today announced it has been selected to manage Mainstreet at Conyers, a 192-unit market rate apartment community located in Conyers, Georgia. The Philadelphia-based residential real estate investment and management company will deliver management services for the property as part of its wide-ranging relationship with the property’s owner, Apex One Investment Partners. 

Mainstreet at Conyers offers one-, two- and three-bedroom floor plan options averaging more than 1,100 square feet and featuring open layouts, ample closets, private patio/balcony and optional garage and storage unit space. Common area amenities include a fitness center, pool, sundeck and grilling stations, playground and laundry facility.

Balfour Beatty Communities has expanded its multifamily portfolio with the acquisition of a new property in Ridgeland, MS. The acquisition of Lexington Apartments—a 220-unit community—was completed as part of a joint venture with longtime partner, Apex One Investment Partners.

The gated community built in 2000—which is being rebranded as Ridgeland Place—is ideally located in the upscale Northeast section of Jackson, MS and within close proximity of several major employers including Select Specialty Hospital, Nissan North America and Comcast. Apartment homes are available in one-, two- and three-bedroom models and feature a number of amenities including private outdoor areas, fully-equipped kitchens and ample storage space. In addition, Ridgeland Place showcases several community amenities including a sparkling pool with sundeck, fitness center, and playground.

Balfour Beatty Communities Foundation announced today it has awarded 66 scholarships to residents of communities managed and owned by Balfour Beatty Communities who are moving onto the next step of their academic careers. 

Spanning 21 states, residents were awarded scholarships based on their academic achievements and financial need as well as community involvement. These scholarships will aid recipients for the 2018/2019 academic year. 

“While we welcome residents into our communities every day, it’s a special honor to be welcomed into the lives of our residents who have shared their stories through essays with us,” said Chris Williams, president of Balfour Beatty Communities Foundation. “The Foundation is proud to play a role in helping so many students living in our communities reach their academic goals and empower them to achieve their dreams. This year, we’re pleased to have awarded a record number of scholarships for the Foundation and look forward to continually growing this program.”

As part of the Foundation’s goal to promote the pursuit of education a commitment to community leadership, Balfour Beatty Communities Foundation awards academic scholarships to high school seniors, undergraduate and/or graduate students attending accredited educational/technical institutions.

Energy cost savings from rooftop solar at BBC Air Force properties enable community, home enhancements

Balfour Beatty Communities has been committed to developing a rooftop solar program across our military communities to help address rising and constantly fluctuating energy costs at these properties and help deliver a cleaner, more sustainable form or renewable energy. A recent look at program performance for 2017 at Sheppard AFB Homes, Tyndall AFB Homes and Travis Family Homes shows that solar is indeed having the desired impact, generating meaningful cost savings for the properties. These savings have allowed our teams to put into motion a variety of enhancements and upgrades to both community amenities and homes.

The solar program at Tyndall AFB homes has produced nearly $70k in savings since becoming fully operational in May 2017 and the system currently contributes more than 35 percent of the community’s total annual power needs. The Tyndall team has used the cost savings to completed roof upgrades and enhancements to the playground and community pool.

The rooftop solar at Sheppard AFB Homes has been operational since July 2016 and generated more than $30k in savings during 2017. The team was able to complete extensive roofing and HVAC upgrades with the money saved, as well as implement a variety of recreational enhancements for residents to enjoy.

Several community and home projects are currently in the planning stages at Travis AFB Homes for the nearly $57k in savings their rooftop solar program delivered in 2017.

“We are very proud of the rooftop solar program and our ability to help enable the delivery of clean, renewable energy to the military families we are trusted to serve,” said Ty McPhillips, regional project director of the Air Force portfolio for Balfour Beatty Communities. “Not only is this program supporting the energy initiatives outlined by the Department of Defense and Air Force, it is generating cost savings that are allowing us to make meaningful improvements to our military communities.”

Thirteen military communities throughout BBC’s Army, Navy and Air Force portfolios currently participate in the rooftop solar program. Total system capacity exceeds 40 megawatts.

Residents are sent surveys on an annual basis to gauge the level of satisfaction through nationally recognized benchmarking firm, CEL & Associates Inc. The Company’s continued growth was propelled by the strategic acquisition of new assets in target markets, delivering a 2018 portfolio that surpassed 52,000 owned units. Balfour Beatty Communities was ranked seventh on the newly published list for 2018.

Balfour Beatty Communities hosted its 11th annual “Swing 4 Scholarships” charity golf tournament at Turtle Point Golf Course in Kiawah, SC on May 16th. The yearly tournament is the primary fundraiser for the Balfour Beatty Communities Foundation, Balfour Beatty Communities’ non-profit 501 (c)(3) charitable organization.

Balfour Beatty Communities Foundation is focused on supporting the post-secondary educational goals of residents who live in their communities by providing academic scholarships. More than 65 residents were recently awarded Foundation scholarships for the 2018-2019 academic year. The Foundation also supports other organizations and causes benefiting military members and their families.  “This year’s ‘Swing 4 Scholarships’ event was another great success with friendly competition and camaraderie enjoyed by all who participated,” said Chris Williams, president of the Balfour Beatty Communities Foundation. “We are extremely grateful for the generosity of our partners and vendors and their ongoing support of our tournament. It is because of the efforts that the Foundation’s scholarship program continues to grow and support more deserving scholars each year.”

Balfour Beatty Campus Solutions, Wynne/Jackson open second phase of mixed-use student housing development near the University of Texas at Dallas

Balfour Beatty Campus Solutions, a leading developer and operator of infrastructure projects for the college and university market, and Dallas-based developer Wynne/Jackson announced the completion of the second phase of a mixed-use development project to expand and enhance the housing options available to students at the University of Texas at Dallas. The two-phase Northside development now provides more than 1,500 University students with a modern, amenity-rich living experience at the northern edge of campus.

The second phase adds 900 beds in both mid-rise apartment and townhome styles, featuring studio, one-, two-, three and four-bedroom floor plans. Northside’s second phase also brings a variety of new amenities including a second resort-style pool with spacious patio and lounge areas, a tournament sand volleyball court, a second, much larger indoor/outdoor fitness center, individual study rooms on each floor, a “sky lounge” amenity space, and more than 7,000 square feet of additional retail space.

Completed in 2016, Northside’s first phase brought 600 beds with significant amenities and a parking garage, as well as a variety of restaurants and pubs and a recently opened state-of-the art 7-Eleven, to the 13 acre tract of land located north and west of the Synergy Park Boulevard and Floyd Road intersection, adjacent to the proposed site of a future DART rail station.  

Key participants in the Northside phase 2 development include lead equity partner Star America and the overall design/build team headed by Andres Construction featuring lead design firm Architecture Demarest, landscape architect TBG Partners, and interior designer Keaton Interiors. Balfour Beatty Communities will continue to provide residential leasing and management services for the comprehensive Northside development, while Wynne/Jackson will continue to provide leasing and management services for the retail components of the property and asset management of the property.

Starla Wilson named vice chair of NAA’s military housing-focused committee

Starla Wilson, assistant vice president for Balfour Beatty Communities, was recently nominated to serve on the National Apartment Association’s Privatized Military Housing Committee as vice chair. She attended an official orientation with NAA on November 15 in Phoenix, AZ to meet with the committee’s chair and NAA staff. She will assume her role as vice chair in 2019.

The Privatized Housing Committee focuses on the specific needs of this segment of the rental housing industry.  The committee serves as a forum for members who provide privatized military housing as a part of the Military Housing Privatization Initiative. With the assistance of NAA, the members communicate with Congressional and military representatives on how best to serve the needs of the military families and the industry.

Balfour Beatty Communities secures broadband fiber optic network for Vandenberg AFB families

Balfour Beatty Communities announced today that a new broadband fiber optic network at Vandenberg AFB is fully operational and providing reliable, high speed internet service to its residents at Vandenberg Family Homes. Vandenberg Family Homes are part of an on-base privatized family housing project managed by Balfour Beatty Communities and serving active duty Air Force families at Vandenberg AFB near rural Lompoc, California.

“Helping residents find and maintain a high quality of life in our communities is our top priority, particularly our military families who sacrifice so much for our country,” said Ty McPhillips, Balfour Beatty Communities (BBC) Regional Project Director for the company’s Air Force portfolio. “The lack of high speed internet service is an issue throughout Lompoc and the surrounding rural areas, creating a frustrating experience for those living here.  Although it was outside our scope of work, when we identified that the lack of high speed internet capability was adversely impacting our Service Members’ quality of life at Vandenberg Family Homes, we set out to see if we could facilitate improvements in this area.”

In late 2016, BBC reached out to the National Telecommunications and Information Administration (NTIA), part of the U.S. Department of Commerce, to gain broadband fiber optic understanding in this rural area.  The discussion inspired a partnering between BBC and Inyo Networks, a California-based fiber optic network developer and service provider.  

BBC worked with both Inyo and Vandenberg AFB Command, to design and build a broadband fiber optic network that provides voice, video and 1-gigabit internet access for subscribing residents.  “One of the issues was finding the right provider who could not only develop the right plan, but also guide it through the complex approval process needed to make it a reality. We found that partner with Inyo,” McPhillips noted. 

“The Vandenberg Air Force Base Housing Project internet infrastructure initiative is a real win for our housing community,” said Colonel Michael Hough, 30th Space Wing Commander. “I appreciate the VAFB Privatized Housing Project, Balfour Beatty Communities and Inyo Networks working together to solve our lack of high speed internet which was a major quality of life issue for VAFB housing residents.”

“For many years military families noted limited internet as a main concern with residing on base. Through partnership, out of the box thinking and persistence, additional capabilities are now a reality thanks to the Vandenberg Family Housing project” said Gretchen Swinehart of the VAFB Housing Management Office.

“Inyo Networks is honored to be the broadband service provider for our military families at Vandenberg,” said Michael Ort, Inyo Networks CEO, adding “This state-of-the-art network will deliver exceptional performance well into the future.”

Balfour Beatty Communities’ Navy Southeast properties earning awards for resident satisfaction in 2017 include JBWS Charleston Homes (SC), NAS JRB Fort Worth Homes (TX), NAS Jacksonville Homes (FL), NAS Key West Homes (FL), NAS Pensacola Homes (FL), Whiting Field Homes (FL), NCBC Gulfport Homes (MS), and NSA Panama City Homes (FL).

“We’re very pleased to earn these resident-driven awards for 23 neighborhoods across our Navy Southeast housing communities,” said Balfour Beatty Communities senior vice president, Anne-Marie Niklaus. “To know we have succeeded in our aim to deliver an exceptional living experience through world-class customer service is quite gratifying for all of our team members.” 

Residents are asked on a yearly basis to participate in the survey program, which includes questions that encompass their overall living experience. Specific topics covered in the survey include customer service, maintenance support, staff responsiveness, home quality, community appearance and amenities.

Balfour Beatty Communities Foundation donates $25,000 to help military families at Tyndall Air Force Base following Hurricane Michael

Balfour Beatty Communities Foundation, a non-profit organization committed to supporting organizations that help military personnel and their families, today announced a donation of $25,000 to the Air Force Aid Society to support Air Force families who were affected by Hurricane Michael. Balfour Beatty Communities operates all military family housing at Tyndall Air Force Base and is working closely with the Air Force to outline a path forward to restore the Tyndall AFB Homes community.

“The aftermath of Hurricane Michael caused severe damage to the Tyndall Air Force Base community, where families have seen their homes leveled and belongings lost forever. It’s essential for organizations to band together and come to their aid,” said Leslie Cohn, board member of Balfour Beatty Communities Foundation. “Our donation represents our commitment to supporting families in need and we’re proud to be able to help the Air Force Aid Society build a road to recovery.”

Balfour Beatty Communities’ Tyndall AFB Homes team presented the $25,000 check to Air Force Aid Society Chief Operating Officer and retired Air Force Col. Linda Egentowich. Members of the Tyndall Spouses Club and the Airman and Family Readiness Center were also in attendance. The Air Force Aid Society supports the Air Force mission by relieving emergency financial distress, helping Airmen and their families achieve educational goals and improving their quality of life through community programs.

“We’re grateful for the generosity and partnership we have with the Balfour Beatty Communities Foundation. Donations like this enable Air Force Aid Society to continue to provide critical financial support to our Airmen and their families when they need it most,” said Col. Linda Egentowich, USAF (Ret), Chief Operating Officer, Air Force Aid Society. “This donation will ensure we’re able to assist more Air Force families.”
